New Home 1 Year Builders Warranty Inspection: A builder’s warranty inspection is an inspection designed specifically for homes that are less than 1 year old and still under the builders warranty. The builder is responsible for most defects on a new home for this period.

The builder doesn’t call to remind you that your home warranty was about to expire. It is up to you, the home owner, to contact the builder to inform them that there are problems with the home that need to be fixed.

The inspection should be in months eight through ten of your first year. This allows the maximum time for issues to arise and time for the builder to make repairs during the warranty period.

Proper documentation by an independent third party inspector is key to achieving satisfaction from your builder.   • On average, municipal inspectors to have a workload of over 10 inspections in a single day. These inspectors just can’t possibly cover every item in every home. Appliances and major systems are not tested and they do not enter attics crawlspaces or go onto roofs.
  • Most major construction flaws go unnoticed for 3-5 years. Correcting these flaws could cost thousands of dollars, and the builder is no longer responsible.
